PETALING JAYA (December 14): Tago (M) Sdn Bhd launched ALAIA Titiwangsa in Taman Tiara Titiwangsa, Kuala Lumpur. ALAIA Titiwangsa is a 1.6 acre serviced apartment project with a gross development value of RM 237 million, which is expected to be completed by the end of 2025.

According to a statement released Tuesday, December 14, ALAIA Titiwangsa was launched on December 11 and 12, together with the signing of the sale and purchase agreements.

Tago COO Daryl Chew said homebuyers have shown encouraging responses, especially towards the sense of community the developer intends to create, with 83% of the total 436 units. already taken at launch.

“The pandemic has highlighted our desire for community and our appreciation for spaces. We believe that ALAIA meets or even exceeds these requirements through the thoughtful inclusion of both community-centered and individual places, ”added Chew.

Chew: ALAIA Titiwangsa meets or exceeds these requirements [of wanting a community but also appreciating private spaces] through the thoughtful inclusion of both community-centered and individual places.

The project would have incorporated an approach centered on the person and the community.

“We have relied on the positive response from owners to our past projects like Anjali North Kiara, where the goal was to offer residents the opportunity to form meaningful bonds and a sense of good neighborliness.

“For ALAIA, this will be achieved through a design that is both aesthetic and practical and hosting a full-time community manager to drive community development,” Chew said.

ALAIA Titiwangsa offers three-bedroom units at 1012 square feet, two-bedroom units at 807 square feet, and one-bedroom units at 635 square feet. Its rectangular layouts make it easy to place furniture and minimize wasted space.

True to its community element, ALAIA Titiwangsa will have a full-time community manager who will organize weekend activities for residents, emphasizing the social neighborhood aspect of the project.

The developer will also introduce a community mobile app that residents can use to reserve shared facilities, register visitors, and pay maintenance fees online. With this technology, residents will only have to issue a QR code to their visitors, which will be used to access the elevator hall and elevator car to reach the designated floor.

A visitor management application will also be introduced to help security personnel manage and monitor visitors to the premises. Other security measures include 24-hour security, video surveillance throughout the building (including the guardhouse and parking lots), and restricted access to elevator lobbies, upstairs and residents’ facilities. A security barrier will be drawn at night as an additional security measure.

This apartment with hotel services also allows you to work from home thanks to its coworking space with a private meeting room. Other social spaces are also offered and come in the form of a social center with 18 lots of shops and a Kebun with fruit trees and a spice garden, a Green Folly and sky facilities (sky lounge, sky Dining, jacuzzi, karaoke rooms, sky swimming pool, sky cinema) on level 40. There will also be an activity van for weekend explorations of food, nature and art.

Facilities include charging stations for electric vehicles, a jogging track, a gym, an indoor jacuzzi, an infinity pool, a children’s playroom and a children’s pool, among others. The roof of the building will also allow residents to enjoy panoramic views of Kuala Lumpur City and the Titiwangsa Range.

ALAIA Titiwangsa has direct access to the Duta-Ulu Kelang (Duke) Highway, which is just 1.2 km from the property. Public transportation is also accessible as the apartment has a van to transport residents to nearby Titiwangsa LRT or MRT.

It is also located near international schools (Wesley Methodist, International School of KL and Sayfol International School), private and public hospitals (Tawakal, KPJ, GH, Institut Jantung Negara and Columbia Asia, Gleneagles), hypermarkets and supermarkets (AEON, Giant, Jaya Grocers, Ben’s Independent Grocer) and major banks, all located within a radius of 10 km.
